Fahbin Anwar:

Private boat deck, lush surroundings… Before my rational mind could dissuade me, I was already discussing the details over the phone with my agent, Seif Kadry. Three days later, I’m signing papers. I made a classic impulse buy, yet I have no regrets.

Q: Was the purchase a personal decision or purely an investment move?

Fahbin:
 I’ve always combined emotion with logic when it comes to real estate. Egypt is still undervalued, especially when you look at it in EGP terms, and the local demand is strong. But the moment felt different. It wasn’t just about ROI but about stepping into a story. Even with inflation and currency shifts, Egyptians continue to see real estate as a haven. Developers are responding with lifestyle-driven communities and flexible payment plans. It’s a very exciting space to watch.

Q: What’s your take on the New Administrative Capital? Is that a place you’re watching?

Fahbin:
 If you ask me—yes! The New Capital is shaping up to be a major landmark backed by infrastructure, vision, and momentum. I think it’s becoming a symbol of Egypt’s next chapter.

Q: You’ve been investing in some of Dubai’s most prestigious addresses. What inspired this shift to Egypt?

Fahbin:
 Dubai will always be home. It’s where I carved my path, built my business, and discovered my love for real estate. But Egypt touched something deeper. There was a pull—emotional, but strategic too. It felt like a bold choice that was appropriate for the situation.

Q: What specifically drew you to that Nile-front villa?

Fahbin:
 Location is everything, and I’ve always gone for places that whispered “yes” to me. This villa’s location was unmatched. You’re not just buying real estate—you’re waking up to a view that has shaped civilizations. When you combine the green serenity of Sheikh Zayed with Egypt's development trajectory, it truly feels like a unique opportunity.

Q: Did the history of the Nile influence your decision?

Fahbin:
 Oh, 100%. That sealed it. Cleopatra, the pharaohs, and ancient scholars—they all lived along this river. When I look out at the Nile, it’s humbling. Something is grounding about being tied to a river that has quietly witnessed thousands of years. It provides the home with real meaning.

Q: Finally, any advice for fellow investors eyeing Egypt?

Fahbin:
 Stop waiting for “perfect.” Egypt is raw, real, and rising. If you catch the rhythm, it just might surprise you—always in the best way.
